History of Westlake Village

  

Located
50 miles South of Santa Barbara,38 miles north of the Los Angeles Civic Center,10 miles inland from Malibu and 15 miles west of the San Fernando Valley (via the 101 freeway)

 

Consisting of 18 Square miles of Oak dotted landscape, Westlake Village is nesstled between the Simi  Mountain Range to the north & the Santa Monica Mountains to the south. The beutifuly manicured neighborhoods are dotted with large old Oak Trees, some are counted and can not be removed without permission of the city .

 

Westlake Village bridges 2 counties. Approximately 3,000 acres rests in Los Angeles County & 9,000 acres in Ventura County. The Los Angeles County portion is known as The City of Westlake Village and most of the Ventura County portion has been annexed to the City of Thousand Oaks, though the locals still post mark it as Westlake Village 91361 (South side of 101) and Westlake Village 91362 (North side of the 101).
 
The Los Angeles – Ventura County line transects diagonally on a northeast-southeast plane, cutting Westlake Lake in half. 
 
 

Developers

In 1963 a company by the name of The American Hawaiian Steamship Company purchased 12,000 acres then known as Albertson Ranch for $32 million & quickly prepared their master plan .
 

Prudential provided a land loan for $30 million in 1966 when purchased. Prudential became an equity partner and in 1969. When the partnership dissolved in 1973, Prudential then took responsibility for all the management, marketing & future development of the 9,000 acres.

 

 

South Ranch

The U.S.101 convienently devides Westlake Village in half creating the designations “South Ranch” & “North Ranch”.Today the North side is still called "North Ranch" where as the South side is plainly called Westlake. Residential construction, recreational amenities and commercial development began on the South Ranch in 1966. Approximately 70% of Westlake’s current population resides in that area.

 

North Ranch

“North Ranch” consists of the 4,712 acres all in the  Ventura County, north of the 101. It was approved by the City of Thousand Oaks in October 1972 according to Specific Plan 4.
 

There are approximately 2,100 homes & home sites in the plan. At that time1406 acres were donated to CASCA (Conejo Open Space Conservation Agency).

 

Education

Westlake Village has both the Las Virgenes School District on the Los Angeles County Side and the Conejo Valley Unified School District on the Ventura County side. There are 3 public elementary Schools, 1 Westlake High School, 1 private elementary and at least 4 private nursery schools all together in Westlake.

 

Neighborhood Recreation

Some Neighborhoods have their own recreational facilities that include swimming pool, tennis & club house. You will also find open space & green belts in most of the neighborhoods. Westlake is proud to invite all who look for the traquility and recreation of


Golf:      North Ranch Country Club, private, 27 holes.

             Westlake Golf Course, public, 5,000 yards, par 67

             Sherwood Country Club, private,

 

Tennis:  4 private tennis clubs with a total of 40 courts.

 

Riding:   2 equestrian centers; public & private trail system.

 

Sailing:  Westlake Lake

 

Fishing: Westlake Lake (catch & release)
 
Biking:    Biking lanes have been designated thoughout.
 
 

Westlake Lake

Westlake Lake covers approximately 150 acres, and affords all the amenities of a social & recreational community completed in 1968 at a cost of $4.5 million . The dolloar amount includes $1.7 million for dam located at the South end behind what is now known as Three Springs. Westlake Lake is used by the homeowners for electric boating, sailing & fishing. The lake is noted worldwide for its almost perfect ecological balance. Management and environmental control systems introduced at Westlake Lake are subject of book published by the Urban Land Institute. Westlake Lake is owned and managed by Westlake Lake Management Association (known as WLLMA,  pronounced wilma).

 

 

Homeowners Association

All the the 45+ residential neighborhoods have homeowners associations that manage commonly held recreational facilities and greenbelts to ensure architectural consistency within the neighborhoods. These associations have representation on the Westlake Joint Board, an umbrella organization which coordinates homeowners associations stems from subdivision Covenants, Conditions, & Restrictions (CC&R’s).
